Head of Development

£60,000- £70,000

About the role

We are delighted to be recruiting for a Head of Development to join the UK’s leading bungalow provider, you will oversee the day to day and strategic development on all the sites based in the UK. Working with the CEO and Investment Director you will proactively identify viable sites for development, coordinating the acquisition, planning and development for new sites.

Reporting into the CEO you will be part of an ambitious senior leadership team based in Hampshire.

Role Responsibilities:

  • To work with the CEO and Investment Director in the identification of viable sites for development in accordance with strategic direction and brand identity
  • To coordinate the site acquisition process ensuring appropriate planning applications have been lodged, contractors identified, development team are briefed in accordance with strategic focus
  • To advise and consult on site layout, interpret strategic direction, implement changes in line with designs and communicate upwards, downwards and sideways as appropriate
  • To be the first point of contact for all internal stakeholders in the development process
  • To take responsibility for budgets and direct resources as appropriate
  • To support Group Development Manager/Area Site Supervisors in first line enquiries from contractors and trades
  • To oversee Contractors’ commercial quotes, tenders etc for the procurement of specialist services and equipment to resolve identified remedial works
  • To ensure the business complies with its obligations as a client under the Construction (Design and Management) Regulations
  • To support and undertake accident investigation and RIDDOR reporting across all sites
  • To liaise with insurance investigators to ensure relevant documentary evidence is available where necessary
  • To manage development team in achieving personal and professional objectives, set KPI’s, conduct monthly 1:1’s and bi-annual appraisals.
  • To identify commercial solutions to problems encountered on site in advance of obstacles to development.
  • To ensure that all Sharepoint project documentation, reports and project plans are maintained by the development team
  • To host weekly development meetings ensuring that all stakeholders are focused, targeted and achieving strategic objectives

To be successful you will:

  • Seamlessly oversee multiple projects
  • Understand and interpret Construction (Design and Management) Regulations
  • Experience in groundworks, civils, utilities and surveying
  • Problem solving
  • Commercial acumen
  • Work in line with existing procedures, whilst always looking to improve and maintain
  • Knowledge of the land acquisition process
  • Understanding of the dispute resolution process
  • Liaise with internal and external stakeholders and drive projects through to completion
  • A thorough understanding of the planning process, construction legals, sourcing and procurement
  • Direct and motivate subcontractors
  • Work with constantly changing plans and adapt accordingly
  • An understanding of the modular build process
  • Work within budgetary constraints
